Alright, well it has been a busy month, I must say…  But that’s a good thing. This is sort of a special edition newsletter as I wanted to focus on sellers. Where to find them and how to identifiy if they are motivated or not. I also wanted to introduce you to special report on the Mortgage Industry. I’m in good relations with a guy who has the NO BS Lowdown on the Mortgage Industry and he tells it like it is. The media will only tell you so much! Anyway, I’d like to first start off with a “line by line” telephone script anlaysis of a call I did with a “Motivated Seller” two weeks ago. You’ll see when at what point I identify if he is really motivated or not. I’ve also included an short analysis of two more calls below. They aren’t as detailed as the first one, but may help you understand the point I’m trying to make here!

Who Else wants to know how to find MOTIVATED Sellers! I can’t tell me how many emails I get saying, “Lamar, How do I find motivated sellers. It seems to be what everyone involved in real estate investing is looking for. Simply put a motivated seller is someone who is very interested in selling their home. As a result, they are the people who are the most likely to be flexible when it comes to the terms of the sale and the price point. Many people who deal in real estate investing as a business will not even bother dealing with sellers unless they are motivated sellers.  (Trust me, you’ll be spinning your wheels!)     How do you find a motivated seller? You need to immediately look for information on why the person or people in question are selling their real estate. When speaking with them you need to listen for unexpected plans that have come up in a person’s life, such as a job transfer / change of job, a divorce,double mortgage payments,  or a situation where the owner of the house does not have the time or interest in upkeep of the place any longer, then the seller is more likely to work with you and give you the best terms on the location.

(Lamar’s Secret Insider Tip: When driving around looking for investment properties, look for tall unkept grass. This is a definite sign that someone may want to sell their home. It’s a hit or miss strategy, but it’s definitely worth the look, either way. If they say they wanna sell, you gotta deal! If not, then you just don’t have a deal….TODAY! Who knows what’ll happen later down the road. Give them your business card and move on to the next! )      

 

Remember that when you are investing in real estate, the most important thing to do is to manage your time effectively. Look for details in real estate listings which indicate a motivated seller so that you do not leave to check out a property unless you already have a good idea of what to expect. A seller who is not that motivated or uncertain about selling their property will simply lead you around in circles while they try to figure out what they want. During this time you could be making additional deals with people who are truly interested in selling. (Think about it!)

Not only that, sellers who want to get the full retail value of their property will cut into your profits to an extent that it really isn’t worth doing business with them, unless they can give you your terms. Look for the right fixer-upper property at a price which is dramatically slashed, or look for the seller who has to move in a hurry and just wants to unload a property to stop making payments on it. Once you make the decision to become involved with a property, that property will be a significant time investment for you until it is sold again, so wait until you have found the perfect property and the perfect seller before you make your deal. With a motivated seller you can maximize your profits and make the best use of your time. They have the problem you have the solution!

Wasting time & money talking to Unmotivated People!

I sent this out before and I’m not sure if everyone saw it, but I want to quickly tell you 2 short stories about how I came across some unmotivated sellers. Surprisingly

Let  me begin by telling you,

How one special key  on your computer can skyrocket your real estate career. 

These are true stories that I personally encountered and wanted to share with you.
 
Before I begin, that powerful key on your computer is called the Delete Key! Let me explain…

 

 

 

Story1.
 
My Aunt asked me to find her a Rent To Own home in NJ. She wanted me to coordinate the whole thing. She actually forwarded me a property that she was interested in and asked me to contact the owner. Ok, so I call the Owner and he is not coopertive at all. He didn’t want to sign any contracts and he didn’t want to except anything lower than what he was asking. He just wanted me to bring him a tenant buyer. I explained to him that I was an Investor and that I do business a certain way, but he didn’t care. He wanted no interest and how I did business. So I intentionally start going back and forth with this guy, (only because of my Aunt), but it didn’t matter. He wasn’t trying to hear it. He said I would get compensated after my Aunt actually bought the home. Then he said he would send me pictures, but never did. I called my Aunt and said that I was not interested in doing business with this guy. I told her that he was being very difficult and that he only wanted to do business his way. She told me to forget about him and move onto the next, which was my intent from the beginning. You see, normally I would not have let this guy waste my time, but I did it for my Aunt. He was upset when i called him back and told him I was no longer interested in his property. And he wonders why his home is still on the market… DELETE! Next!


 

 

Story 2.
 
Ok, so one of my Property Locators brings me a great deal. I’m talking 56% LTV. It was a nice luxury condo located in SC and it was being offered for a  bottom dollar price. There was a Real Estate Agent mixed in the transaction with the seller and he was being very difficult. (And people wonder why I only do business with Agents one way, but I never buy a home though them, unless they know what’s going on. ) This guy had some strict demands. He needed someone to close in exactly 10 days and they had to deposit 5% earnest money in the Seller’s Title Company controlled by an Attorney. They were not to use they’re own title company. (This wasn’t the first time I heard about this method.) Then he told me if the buyer didn’t close in 10 days, they would have to then pay 7% for Earnest money. We’re talking $12K versus $5K!! Then he officially put the cap on the bottle and killed the deal by saying to me, ‘I don’t care what your buyers want to do, they will only do it my way and my way only. ‘ ‘Also, I’m not going to sign any paperwork with you, Just bring me a buyer!’. Then I said, Whoa, tough guy! Slow down. I haven’t even made a decision on if I want to even pursue this deal. Actually I have….’ I’m no longer interested in bringing my buyers into this deal. If your this difficult with me, you’ll be wasting their time. I appreciate your honesty and your need to take such a stance, but that is not how I do business. If there is no flexibility, then there is no deal. Thanks Anyway! CLICK! DELETE! Next!! 


See how I kept dragging it out in the first story and I immediately and in the 2nd story I immediately canned the deal! Stop wasting time with unmotivated people. The bottom line is that they have the problem and they want you to deal with it…You have the solution so essentially they have to deal with it! This is your business!

Little did I know that my family and I would be blessed with a new strategy that will allow me to reach my goals a lot faster! Stop Passing Over Opportunities Repeatedly!

 

 

This month I really wanted to talk about people who always Pass Over Opportunities Repeatedly. It’s funny because I just found out about this the other week. If you look really close at what I just said, you’ll notice an Acronym. I bolded the beginning letters of each word for you. It says P.O.O.R!

Now, I’m not talking about what’s in anyone’s bank account or what’s in anyone’s wallet. I’m talking about Mind Frame!

What Kind of Mind Frame do you have when it comes to your business? Or even your goals?

Most people will say, “Oh it’s a positive mind frame…”

Ok….What does that really mean? Does that positive mind frame have the ability to take you to the next level or keep you spinning in circles?

Let me ask you something

Do you have a P O O R mind frame? I know I used to. Every time I would be presented with something spectacular, that I knew could help me get the results I wanted, I’d look at my current situation and tell myself…..Nope, it’s just not possible. Usually it was because I didn’t feel like I had the potential I wanted, I was lazy, I didn’t understand it fully, nor did I take the time to research it so I would understand it….And let’s keep it REAL…One of the biggest reasons was because I didn’t feel I had the MONEY! My bank account was what always dictated what I wanted to do. My bank account was a dream killer. I used to get happy like a little kid in a candy store whenever I saw a great opportunity to do this or do that, but once I turned to my bank account….He shook his head, “NO!”

This started to piss me off. I like to be in control and live life on my terms. Not only do I have my BOSS telling me what to do all the time, but I even have my freaking bank account telling me what to do too?

What now, should I ask for another raise?

That won’t matter. It’s not about just about how much $$ you have, but how you choose to spend, or should I say invest that $$ that will make the difference.

At the core of my bank account was something that needed to change. Something that would allow me to increase the amount of money in my bank account and allow me to finally start doing what I really wanted to do. That something was my Mind Frame! I had to change from a POOR Mind frame to a RICH mind frame. I found out that RICH is an Acronym too. I was told it stood for Receives Income Consistently and Honestly!

That’s what truly separates the RICH from the POOR. While the POOR Pass Over Opportunities Repeatedly the RICH jump all over the opportunities and Receive Income Consistently and Honestly.

(Not counting the Sc @ mmers)

So Next time you’re presented with an opportunity, don’t say, “Well, I don’t have enough money, so I guess it’s not my time”.

Instead, say “What can I do in my life that will help me get the money I need to do what I truly want to do.”

I’m not talking about working overtime either. However it is similar. If you work overtime at your daily job, you normally get extra $$. But, what if you worked overtime in your personal life? What if you put some extra time in figuring out how to do whatever it is you want to do? If something costs too much, think about what you can sell, or what you can do on the side to start Receiving Income Consistently and Honestly. Then when the time is right, go for it!

This is how you should always think. It doesn’t have to all come to an end. What can you do to improve your situation? That’s the top question. That’s also why I sent out that business opportunity to everyone on my list because I knew it worked and there were no excuses that I could be give. The price is low and you can even try it out for FREE, so therefore I knew money would be a non-issue.

Getting Out of your Comfort Zone!

This month I really wanted to touch on getting out of your comfort zone. You see as we begin to dream and envision ourselves moving forward in the directions that make us happy, we tend to not take the necessary action that is needed to make our dreams a reality. Did you ever set a goal for yourself and it seemed like it just took forever? Did you ever wonder why it was faster for others, but not as fast for you.

When I first got started in Real Estate, it took me a whole year before I finally settled down, got focused, climbed outside of my comfort zone and completed my very first deal. At the same time, it probably took someone else 30 days or 2 months, or maybe 6 months tops! You’ve heard the testimonials all over the net. “I did my first deal within 30 days after reading so & so’s real estate course.” I used to hear those testimonials and I’d think….Yeah ok….30 days??… Then why the heck is it taking me so long.

Then once I completed my first deal, I realized how simple it was… and I asked myself, was the course full of it or was I.

The thing is that I didn’t complete that deal, until I turned it up a notch by getting out of my comfort zone (failure zone) and taking the necessary action that was required. Such as:

  • Getting my Real estate Website to attract seller, investor, and buyer leads
  • Posting Ads on Free Ad Websites
  • Building lists with the leads I was getting
  • Actually contacting those leads and sending out contracts
  • Following up with leads as they came in or as I contacted them
  • Following up with leads to close the deals
  • Building relationships through initial communication, following up,  and by providing value any chance I could (Whether it be to sellers, buyers, tenant buyers, or investors). The key is to listen to their problems and provide a solution!
  • etc, etc, etc.  

This Newsletter was definitely not something I felt comfortable doing, but I saw the opportunity for me to be able to communicate and provide value to others and I went for it. I initially tried talking myself out of it and making excuses like… Well what if they don’t like my material, or what if I can find something to write about each month, or what if they think I’m a scammer, blah blah blah…. However, once I got out of my comfort zone and wrote my first newsletter, it was smooth sailing from there. I’m getting awesome comments via email about my newsletter, I’m getting the advice I need to make it better, I’m actually having difficulty deciding on what to write about, not because i dont’ know, but because there is so much to choose from and I want to capture it all. It’s truly amzing what you can do once you get out of your comfort zone. When you start to do things you don’t normally do and start seeing the results you want to see. This is why I focused on Web 2.0. It’s outside the box and just not what a lot of “old school” investors are used to and if you just give it a shot and just get out there and provide value, then you’ll see how much farther you’ll get and the results should come a lot quicker.

 Get Out of Your Comfort Zone, because it truly is your failure zone and start taking the necessary action to get the results you want. Don’t be average, be above average. Dont’ blend in with the crowd. Stand apart from everybody else. Be unique and strive for exellence. You can do it! I believe in you…But, that all doesn’t matter… If you don’t belive in yourself.

This was by far the worst advice I have ever received. It was exactly two years ago before I got out of the Army. It was from a Supervisor of mine, who shall be left unnamed. You see, when I was getting out of the Army, there were some people encouraging me and supporting my decision, but there were a whole lot of people trying to stop me from getting out. I was hearing so many excuses about why I needed to stay in the ARMY.

All these excuses and much more were drilled inside of me everyday. I was starting to get a little fearful, if I was making the right decision…. Could I really handle the Civilian World? “Excuses, Excuses, Excuses…”

Someone once said that, “Obstacles are those frightful things you see when you take your eyes off your goals.” ( I think it was Zig Ziglar…)

I believe that Obstacles and Excuses go hand in hand. They’re one in the same.

There is absolutely no excuse why you shouldn’t get this book.

Right now it costs less than a Value Meal from Mcdonalds!

Here’s an excerpt from Zillow.com that I found quite interesting. Watch out for this one! It’s called the “Spanish Real Estate Scam…

Be aware of a scam that could see you thousands of Euros ( or dollars) down. The worse thing about this scam is that you will be very reluctant to report it to the the authorities.

So how does this scam work? How do these shady buyers get their cash? Well its a little bit of greed on the part of the seller and cunning on part of the buyer.

We all want to save money and if a buyer suggests a way to save money on the deal you will probably consider it.

Those selling a property may wish to avoid tax or seemingly help buyers avoid tax by accepting deposits in hard cash. So the buyer supplies his deposit in 500 Euro notes (or dollars) which – you guessed it – turn out to be counterfeit. The con revolves around the common practice of declaring to the authorities’ only part of the sale price and paying the rest in cash. Normally, this extra payment, known as “B” money, is paid in the notary’s office where the sale documents are signed – after the official has left the room.

How many people would notice that they were being paid with counterfeit 500 Euro notes (or any type of fraudulent funds)? Many people have never seen one and what good would it do? By then, the deeds would already have been signed, and calling the police would not be an option – the victim would have broken the law.

Watch out for garbage like this and continue to invest ethically. You’ll be rewarded in the end.

Excuses, Excuses, Excuses…

The theme for this month’s newsletter is obviously “Excuses”. I hear about so many wannabe and even seasoned real estate Investors who make excuses about why they can never get started investing in Real Estate, or why that just gave up because of the market. Those type of Investors will never make it big in Real Estate unless, they do whatever it takes to make it happen! There are so many excuses you can give about why you haven’t accomplished this or why you haven’t accomplished that, but what are those excuses doing for you….besides holding you back. No one is making excuses for you, unless your still hanging around that crowd that tells you…” Yeah, you’re right, that stuff doesn’t work any more…You can’t buy houses in this market..It’s too risky” All that crap their filling your head with.

I’m here to tell all you Excuse Makers (if the shoe fits, wear it) that the longer you keep making excuses, the longer it will take for you to reach your goals. I promise you that. I used to be an Excuse Maker too. lol Well, I still slip up ever now and then, but that’s only because….Nevermind…

Common excuses that I hear in the Real Estate Industry all the time are:

“I don’t have enough money to invest in Real Estate” – You can truly invest in Real Estate, with little or No money down. FYI (it’s not a gimmick!)

“I don’t have any experience to invest in Real Estate” – With all the free information floating around the net (Google), not only that, there are local rei clubs where you can meet other investor, there are mentors, coaches, and all types of individuals that will be more than happy to assist you. If you don’t have experience, then you have to “Leverage OPE” (Other People’s Experience).

“I’ve read all the courses, heard it all, and tried it all….it doesn’t work”- Ok, stop lying to yourself, because if you look at your fellow investors, you’ll see that they’re making it work. That’s proof enough that you haven’t done it all, right?

“My credit stinks….Nobody will give me a loan.”- Whenever I invested in Real Estate, nobody ever asked me if they could check my credit. On top of that, I know if I needed a loan, I could easily talk to Hard Money Lenders or Private Investors. If the income potential is there, you’ll get the money you need, no questions asked. They don’t care about credit, they care about ROI.

Have you seen the Market! Sub Prime. Ahhhhh!…I’m going to wait until it turns around.”- Give me a break. This is just as good as anytime to invest in Real Estate. The prices are low and that means lots of Equity Growth for you! There are so many strategies you can use. Wholesaling, Lease options, Sub 2 investing, Shortsales, etc. You just have to be a little more creative, but you can still make $$. Or you could just sit around making excuses and let me make all the $$. (just kidding…)

“My partner screwed me over….I don’t want to mess around with that REI stuff.” – Ok, I’m sorry to hear about your partner, but then again….Isn’t it time you stop feeling sorry for yourself? Your partner screwed you over….Ok, get over it! Now it’s time to grit your teeth, get into the trenches, and make something happen! Do whatever it takes. Just be careful this go around and don’t give up!

“I don’t have a big Investor List”- I have 4 words for you…. Consistent Marketing & Consistent Networking. We’ll touch on this subject more in the upcoming weeks. I have some plans in the pipeline we’re I might be implementing a free resource page that you can use to assist you with your list building, networking, and marketing. I’m not sure when though.

Anyway, I could go on all day listing common excuses that people make in todays Real Estate Industy. But, I’m not going to do that. I don’t put money in my pocket by making excuses. I put money in my pocket by obtaining the specialized knowledge to do deals and make it happen!

Every time you make an excuse, think of the following quotes, and try a little harder:

Benjamin Franklin:
He that is good for making excuses is seldom good for anything else.

Gabriel Meurier: Quotes:
He who excuses himself, accuses himself.

Henry Ward Beecher:
Hold yourself responsible for a higher standard than anybody else expects of you, never excuse yourself.

Francois De La Rochefoucauld: Quotes:
Nothing is impossible; there are ways that lead to everything, and if we had sufficient will we should always have sufficient means.

Hello Fellow Investors,

Lamar here, and man does it feel good this morning. I love the month of April for many reasons. As I stepped outside this morning there was a calm that came over me because of the simple fact that spring is finally here. Well at least, here in Virginia. Seeing the sun shining, the flowers blooming, and feeling that light breeze of wind blowing, it”s definitely refreshing. I know the kids will be full of energy, urging me to take them outside on a daily basis. Sometimes, it’s important that I pull myself away from my biz and give them the time they deserve. Afterall, they’re part of the reason I do what I do.

Anywyay, this has been a busy month for me. Not only did I celebrate my 25th Birthday on April 12th, (By the way, I want to give a special thanks to everyone who sent me birthday wishes, e-cards, etc. It really meant a lot to me), I also bought a new home for my family and I, along with adopting a New Real Estate Investing strategy that I’ll be telling you all more about in the upcoming months. It is definitely making an impact on our life and it’s reshaping my business as a whole.

With that said, I’m continuing this Silver Platter Deals Newsletter because I want to help you as much as possible in moving forward with your careers and goals. I’m a key believer in providing value to others. As I was always taught to give back.

What Goes around Comes around

Watch out for scams like these when doing your deals!

Here’s an excerpt from a website I found about a common scam called “rent skimming”

Rent skimmers prey on troubled borrowers worried about losing the house. They agree to take over loan payments and let the owner stay and pay rent. Wagner says skimmers don’t pay the mortgage, but collect a few thousand dollars in rent before the lender initiates foreclosure.

A variation on that has the scammer persuading the homeowners to file for bankruptcy a day or two before the scheduled foreclosure. That stops foreclosure proceedings long enough for the scammer to make off with a few more months’ rent, Wagner says.

Watch out for scams like this and do not get involved, no matter how attractive it looks. You’ll be sorry in the end. I hate scammers!

This Month I really wanted to touch on the subject of Time. Some people say, “Time is on Your Side”. When you hear that, do you really believe it? Are you waiting for that special day to pop out of the sky and your a millionaire relaxing on a tropical beach, sipping on a pina colada? I can almost guarantee that you will never ever see that day unless you do what it takes to make that happen, starting today. REAL ESTATE SCAM ALERT!!

It’s idiots like this that give us ethical and honest Investors a bad name! This came from a friend of mine:

Hey Lamar,

Please pass this email on to any real estate investor that you know. Particularly new investors just getting started. The following scam has been attempted on us twice in the last 30 days.

Since it seems to be popular right now I am getting the word out to everyone on our list.

The Setup

An investor is interested in purchasing one of your investment properties. He will always be out of state (a component of the scam). He needs to wire funds, or send you a check for the earnest money deposit.

The Accomplice

This investor will always have someone ‘local’ that he needs you to pay out of the money he sends you. In other words, the earnest money deposit will always include additional funds for you to give to his local partner (this local partner can sometimes even be an “attorney.” This is to lend credibility to the scam. Whether or not the person is an attorney remains to be seen).

The Delay

There will always be a reason for a payment delay that will necessitate you paying the accomplice in advance. This too is a critical element of the scam. In some cases the investor will actually send you a UPS or FedEx tracking number to assure you that payment is on the way.

The Scam!

The check, if it arrives, will never be real. The hope is that you will pay the accomplice in advance of getting your check. This is the money that they will make. In both cases they tried to get $1,750.00 from us in advance (for the accomplice).

Telltale Signs

The investor will rarely use a real name and never supply a contact phone number. You will never be able to reach the accomplice (attorney or otherwise) to speak with them in person. If you do receive the payment it will always be a check drawn on a bogus account, from a fictitious branch of the bank. The bank may be real (in these cases it was Wachovia and SunTrust. But the contact on the check or the bank will never be real.

Avoiding the Scam

Obviously, the easiest way to avoid this scam is to make sure you request a Cashiers Check (which I did not receive in either case). Also NEVER pay anyone from the check until it clears and the funds are in your bank.

Variation of this Scam.

Another variation is the investor asking for your account information to do a wire transfer of funds into your account. This will really have to be your call. I’ve heard of many Investors who have no problem transferring funds via wire transfer to complete deals. Bottomline, if you don’t trust the Investor you’re doing business with, then don’t do business with them. Build a genuine relationship!


In many cases these guys are not just out of state but out of the country. From what I’m being told these scams proliferate when the market is slow and investors are willing to go out on a limb to get new investors.While there are many great deals to be done out of state and I’m sure out of country, you need to be wise and use good judgment upfront. By doing so, you’ll build your confidence, eliminate fear, and execute more deals whether local or out of state! Personally, I love out of state deals!
