Alright, well it has been a busy month, I must say…  But that’s a good thing. This is sort of a special edition newsletter as I wanted to focus on sellers. Where to find them and how to identifiy if they are motivated or not. I also wanted to introduce you to special report on the Mortgage Industry. I’m in good relations with a guy who has the NO BS Lowdown on the Mortgage Industry and he tells it like it is. The media will only tell you so much! Anyway, I’d like to first start off with a “line by line” telephone script anlaysis of a call I did with a “Motivated Seller” two weeks ago. You’ll see when at what point I identify if he is really motivated or not. I’ve also included an short analysis of two more calls below. They aren’t as detailed as the first one, but may help you understand the point I’m trying to make here!

Who Else wants to know how to find MOTIVATED Sellers! I can’t tell me how many emails I get saying, “Lamar, How do I find motivated sellers. It seems to be what everyone involved in real estate investing is looking for. Simply put a motivated seller is someone who is very interested in selling their home. As a result, they are the people who are the most likely to be flexible when it comes to the terms of the sale and the price point. Many people who deal in real estate investing as a business will not even bother dealing with sellers unless they are motivated sellers.  (Trust me, you’ll be spinning your wheels!)     How do you find a motivated seller? You need to immediately look for information on why the person or people in question are selling their real estate. When speaking with them you need to listen for unexpected plans that have come up in a person’s life, such as a job transfer / change of job, a divorce,double mortgage payments,  or a situation where the owner of the house does not have the time or interest in upkeep of the place any longer, then the seller is more likely to work with you and give you the best terms on the location.

(Lamar’s Secret Insider Tip: When driving around looking for investment properties, look for tall unkept grass. This is a definite sign that someone may want to sell their home. It’s a hit or miss strategy, but it’s definitely worth the look, either way. If they say they wanna sell, you gotta deal! If not, then you just don’t have a deal….TODAY! Who knows what’ll happen later down the road. Give them your business card and move on to the next! )      

 

Remember that when you are investing in real estate, the most important thing to do is to manage your time effectively. Look for details in real estate listings which indicate a motivated seller so that you do not leave to check out a property unless you already have a good idea of what to expect. A seller who is not that motivated or uncertain about selling their property will simply lead you around in circles while they try to figure out what they want. During this time you could be making additional deals with people who are truly interested in selling. (Think about it!)

Not only that, sellers who want to get the full retail value of their property will cut into your profits to an extent that it really isn’t worth doing business with them, unless they can give you your terms. Look for the right fixer-upper property at a price which is dramatically slashed, or look for the seller who has to move in a hurry and just wants to unload a property to stop making payments on it. Once you make the decision to become involved with a property, that property will be a significant time investment for you until it is sold again, so wait until you have found the perfect property and the perfect seller before you make your deal. With a motivated seller you can maximize your profits and make the best use of your time. They have the problem you have the solution!

Wasting time & money talking to Unmotivated People!

I sent this out before and I’m not sure if everyone saw it, but I want to quickly tell you 2 short stories about how I came across some unmotivated sellers. Surprisingly

Let  me begin by telling you,

How one special key  on your computer can skyrocket your real estate career. 

These are true stories that I personally encountered and wanted to share with you.
 
Before I begin, that powerful key on your computer is called the Delete Key! Let me explain…

 

 

 

Story1.
 
My Aunt asked me to find her a Rent To Own home in NJ. She wanted me to coordinate the whole thing. She actually forwarded me a property that she was interested in and asked me to contact the owner. Ok, so I call the Owner and he is not coopertive at all. He didn’t want to sign any contracts and he didn’t want to except anything lower than what he was asking. He just wanted me to bring him a tenant buyer. I explained to him that I was an Investor and that I do business a certain way, but he didn’t care. He wanted no interest and how I did business. So I intentionally start going back and forth with this guy, (only because of my Aunt), but it didn’t matter. He wasn’t trying to hear it. He said I would get compensated after my Aunt actually bought the home. Then he said he would send me pictures, but never did. I called my Aunt and said that I was not interested in doing business with this guy. I told her that he was being very difficult and that he only wanted to do business his way. She told me to forget about him and move onto the next, which was my intent from the beginning. You see, normally I would not have let this guy waste my time, but I did it for my Aunt. He was upset when i called him back and told him I was no longer interested in his property. And he wonders why his home is still on the market… DELETE! Next!


 

 

Story 2.
 
Ok, so one of my Property Locators brings me a great deal. I’m talking 56% LTV. It was a nice luxury condo located in SC and it was being offered for a  bottom dollar price. There was a Real Estate Agent mixed in the transaction with the seller and he was being very difficult. (And people wonder why I only do business with Agents one way, but I never buy a home though them, unless they know what’s going on. ) This guy had some strict demands. He needed someone to close in exactly 10 days and they had to deposit 5% earnest money in the Seller’s Title Company controlled by an Attorney. They were not to use they’re own title company. (This wasn’t the first time I heard about this method.) Then he told me if the buyer didn’t close in 10 days, they would have to then pay 7% for Earnest money. We’re talking $12K versus $5K!! Then he officially put the cap on the bottle and killed the deal by saying to me, ‘I don’t care what your buyers want to do, they will only do it my way and my way only. ‘ ‘Also, I’m not going to sign any paperwork with you, Just bring me a buyer!’. Then I said, Whoa, tough guy! Slow down. I haven’t even made a decision on if I want to even pursue this deal. Actually I have….’ I’m no longer interested in bringing my buyers into this deal. If your this difficult with me, you’ll be wasting their time. I appreciate your honesty and your need to take such a stance, but that is not how I do business. If there is no flexibility, then there is no deal. Thanks Anyway! CLICK! DELETE! Next!! 


See how I kept dragging it out in the first story and I immediately and in the 2nd story I immediately canned the deal! Stop wasting time with unmotivated people. The bottom line is that they have the problem and they want you to deal with it…You have the solution so essentially they have to deal with it! This is your business!
